Hamptons Hard Money Lenders ("we," "us," or "our") is a lead-generation service operated by Lead Skills, LLC. We are not a lender and do not make credit decisions. We connect borrowers seeking hard money financing with one or more participating lenders who may be able to provide a loan. Because our service involves the collection and sharing of nonpublic personal financial information, this Privacy Policy is provided in accordance with the federal Gramm-Leach-Bliley Act ("GLBA") and the FTC's Privacy Rule and Safeguards Rule.

This Privacy Policy describes the information we collect, how we use and share it, the security measures we take to protect it, and your choices regarding your information. By using our website or submitting an inquiry, you consent to the practices described here.

2. Information We Collect

Depending on how you interact with us, we may collect the following categories of information:

  • Property and investment information — subject property address, property type, intended use, purchase price, requested loan amount, project timeline, and exit strategy.
  • Financial information — information you voluntarily provide about your real estate investment experience, income sources, assets, and prior financing.
  • Usage data — IP address, browser type, operating system, device identifiers, pages visited, referring URLs, and timestamps collected through cookies and similar technologies.
  • Communication records — records of your inquiries, the date and time of consent (including TCPA consent), and notes from any phone, email, or text conversations with us.

  • Match your inquiry with one or more participating lenders.
  • Communicate with you about your inquiry by phone, email, and SMS.
  • Verify your identity and detect fraudulent or abusive activity.
  • Improve our website, service quality, and user experience.
  • Comply with applicable laws, regulations, and lawful requests.

4. How We Share Your Information (GLBA Disclosure)

We share the information you submit with the following categories of recipients:

  • Participating lenders. We share your inquiry and the information you provide with one or more participating hard money lenders so they can evaluate whether they may be able to offer you financing. A current list of participating lenders is available upon request.
  • Service providers. We share information with vendors who perform services on our behalf, such as form processing, email delivery, SMS delivery, hosting, analytics, and fraud prevention. These providers are bound by contract to use the information only as necessary to perform their services.
  • Legal and safety. We may disclose information when required to comply with a subpoena, court order, or other legal process; to enforce our Terms; to protect the rights, property, or safety of us, our users, or the public; or to investigate suspected fraud or abuse.
  • Business transfers. If we are involved in a merger, acquisition, financing, reorganization, or sale of assets, your information may be transferred as part of that transaction, subject to standard confidentiality protections.

We do not sell your personal information.

5. Your Right to Limit Sharing

By submitting an inquiry through our website or otherwise providing your information to us in connection with a financing request, you authorize us to share that information with one or more participating lenders for the purpose of evaluating and responding to your inquiry. This authorization is essential to the service we provide; without it, we cannot match you with a lender.

To opt out of further marketing communications or to limit additional sharing beyond the participating lenders matched to your inquiry, contact us using the information in Section 10. You may also reply STOP to any text message or unsubscribe from any marketing email at any time.

6. Data Security

In accordance with the FTC's Safeguards Rule, we maintain a written information security program that includes administrative, technical, and physical safeguards designed to protect the security, confidentiality, and integrity of the nonpublic personal information we collect. Our safeguards include, where appropriate, encryption of information in transit, access controls and authentication, ongoing monitoring, employee training, vendor oversight, and incident response procedures.

No method of transmission over the Internet and no method of electronic storage is completely secure. While we use commercially reasonable means to protect your information, we cannot guarantee its absolute security.

7. Your Choices

  • Access & correction. You may request a copy of the information we hold about you and ask us to correct inaccuracies.
  • Deletion. You may request that we delete the information we hold about you, subject to legal record-keeping obligations.
  • SMS opt-out. Reply STOP to any text message to stop receiving SMS messages from us or from a participating lender that contacted you on our behalf. Reply HELP for help.
  • Phone opt-out. Tell any caller you do not wish to receive further calls, or call us at 631-250-6794 to be placed on our internal do-not-call list.
  • Email opt-out. Use the unsubscribe link in any marketing email, or contact us directly.

8. Children's Privacy

Our services are intended for users who are at least 18 years of age. We do not knowingly collect personal information from children under 18. If we learn that we have collected information from a child under 18, we will delete it promptly.

9. Changes to This Policy

We may update this Privacy Policy from time to time. The "Last Updated" date at the top of this page reflects the most recent revision. Material changes will be highlighted on the website. Your continued use of the website after a revision becomes effective constitutes acceptance of the updated policy.
